  Matrícula é o cadastro que informa toda a história do imóvel. Cada imóvel possui uma.

  O sistema atual de Matrículas foi introduzido no nosso Direito pela Lei n. 6.015/73, que iniciou sua vigência em 1976. Antes disso, os registros eram feitos em sistema de transcrições (grandes livros manuscritos), sendo que cada transcrição ia sendo adicionada ao “Livrão” sucessivamente após a última transcrição, sem haver uma ordem para cada imóvel. Ficava tudo “misturado” com remissões entre uma transcrição e outra para permitir a análise do histórico do imóvel.

  Com o início do sistema de matrículas, ficou mais fácil se desvendar o histórico de cada imóvel.

  A matrícula retrata a individualização física do imóvel e quem foram os proprietários anteriores e quais ônus existem.

  Retrata também quem são os atuais proprietários e os ônus ainda existentes .

  Por isso é importante que se informe o número da matrícula ao atendente quando se pede alguma informação sobre o imóvel. Mas caso não tenha sorte nenhum título relativo ao imóvel levado ao Cartório de Registro de Imóveis após 1976, ainda não há matrícula deste imóvel. Nesse caso é importante informar o número da última transcrição relativa ao imóvel.
